Employer’s agent
As employer’s agent we manage the procurement and construction phase of a project
which has usually been let under a design and construct contract.
Throughout the project Rydan will: - Establish the client’s requirements.
- Scrutinize and agree the contractor’s proposals.
- Provide the client with information to enable him to make decisions.
- Ensure the client’s requirements are met.
- Act as the link between client and contractor.
- Promote teamwork.
Contract administrator
Contract Administrators invariably find themselves in a unique position in relation to a construction process. Even though they are appointed by the Employer they must nevertheless act fairly and exercise independent judgement when it comes to addressing their decision-making functions within a building contract.
As Contract Administrator, our aim is to deliver the project with minimal dispute.
Our services include: - Identifying the Client’s requirements
- Assembling a project team
- Developing a programme of works from planning to post-construction
- Establishing a budget
- Arranging, where agreed, capital and life cycle costs studies
- Liaison on legal matters
- Determining and implementing the tender process
- Preparing cash flow forecasts and statements and authorising payments
- Continuously reviewing the programme to correct deviations and apprise the Client of their occurrence
- Establishing a management framework and procedures
- Co-ordination of construction work in person or through an agent
- Monitoring performance and progress
- Quality control by inspection and/or arranging third party insurance for Quality Assurance schemes
- Reviewing all payments due under contracts and finance agreement
- Handing over the building after re-testing and full commissioning of services
- Dealing with defects during defects liability period and providing agreed management of relocation
Commercial
Rydan recognises that smaller organisations may not necessarily possess the range of disciplines they may desire whilst larger organisations are often faced with managing and balancing significant resources. Rydan can assist in this regard by supporting construction organisations at periods of ‘peak’ resource demand or where an organisation does not employ or have access to individuals with a specialism. Rydan is also able to simply provide additional resource to supplement that already available within an organisation thus assisting with the ‘smoothing’ of existing resources.
Contractual
Many problem areas in construction are readily identifiable and can be anticipated at an early stage, often before work commences on site, because of badly recorded or poorly drafted agreements. Other problems become apparent and valid contractual entitlements are lost or diminished during the life of a project because of absent, inadequate or incorrect contract administration.
Dispute Avoidance
There is a degree of inevitability that a difference of opinion or dispute will arise from time to time. Such occurrence can, however, be significantly reduced with due consideration to the contractual intentions of the parties and the specific details of agreements being made within the Contract and with sound commercial/contractual management during the lifetime of the project.
